The Real Estate market in the Fraser Valley for the month of December 2023 was a ‘Sellers Market’, with a sales ratio of 22%. Last month, in November 2023, the Fraser Valley Real Estate was in a ‘Balanced Market’, with a sales ratio of 17% (please ask me what this means, if you have any questions).
Looking at Surrey, BC, Canada (for detached homes); the November 2023 sales ratio was at 9% -- a 'Buyer’s Market'; and, for December 2023 sales ratio at 12% -- switching to a 'Balanced Market'. The average sales price dropped by $100,000 - from Nov 2023 to Dec 2023 for detached homes in Surrey, BC, now at: $1,355,000. The inventory decreased in Dec by 28% -- to 584 homes listed; and the sales, slightly dropped by 8% similar in comparison to Nov 2023 for all detached homes in Surrey, BC -- to 71 SOLDS in Dec 2023. Lastly, the Days-On-Market (DOM) dropped by 4% from Nov 2023 to 27 Days-On-Market (DOM). For the most part, we are in a 'Balanced Market' (ask me what this means) at 12% Sales Ratio for the entire Surrey detached single family homes.
The Detached Homes (Single Family Homes) in Sullivan Station Community - market has significantly dropped since Nov 2023 at Sales Ratio of 16%; to Sales Ratio at 3% for Dec 2023 -- a strong 'Buyer's Market'.
